Many homeowners ask if they should remodel their home before listing it for sale. There are mixed opinions on this. You may hear from interior designers, contractors and others that you have to remodel your house before you list it for sale.
And you ask....Is it worth it to spend many thousands of dollars on a kitchen remodel? Or to redo the bathrooms before I list the house? What about painting the entire home?
NO, NO, NO!!!
But won't I make more money? Maybe, most likely not.
But why won't I make more money? Think about the cost to do the remodel and that it usually goes over budget. Do you have this extra money to do the remodel?
And also think about the buyer. They may not like the remodel that you just did, they want different colors, or different countertops and flooring. So in their eyes, the remodel didn't add to the home because they want something completely different and see themselves spending money on something they don't want. And the result could be that they move on to a different property.
Also consider your local real estate market. If you take the time to remodel, you are losing time on the market. During the couple of months it takes you to do the remodel, the market may shift. You may go from having been able to get multiple offers to waiting for just one offer.
And finally, if you discover problems you had not been aware of, you now must disclose those problems you just found or you have to fix them in addition to the remodel you had planned. Repairs of obvious problems do not add to the value of the home.
