For Sellers: Their home sells fast and often for asking price or above. They see multiple showings the first few days on the market and are typically, when priced right, receiving an offer quickly.

A good Realtor will set up a search for you and be sending you properties as they hit the market. Then when you have identified your location and see a possible home, set up an appointment to see it right away. Scheduling appointments quickly is a necessity! Don't delay! Hire an agent that will think outside the box. One of the best ways to find a home for sale, when there aren't any, is to start by examining the people who tried to sell and were unable to. A lot of times people whose homes have expired off the market still want to, or need to sell their home at some point. Start by reaching out to these people. A good agent will be calling expireds that fit your criteria and setting up appointments for you to view them.
Try For Sale By Owners. For sale by owners often don’t market as heavily and obtain as much traffic. This gives you a little breathing room to get in to see the house and potentially negotiate without multiple offers.
Facebook Ads. Have your agent send out an ad for you! For example a posting on Facebook such as this. “ Hi Everyone, We are hoping to join your awesome neighborhood. We love the (list a couple of things you like). Do you know anyone who is considering selling that you can connect us with? Thanks so much!” This can be a pinpointed ad as well that specifically targets the neighborhood/s that you are interested in.
