The 2015 report of Home Buyer and Seller Generational Trends shows what buyers are looking for in a home and gave some insight you may want to consider when selling your home.
While location is always a factor in home buying, the study showed that despite the recent housing downturn, younger buyers are still looking for a fixed monthly payment and long term stability in buying a home. The report shows that Generation Y is buying the most homes, they make up 32% of buyers.
The type of home you currently own and are looking to sell will determine the type of buyer it is more likely to attract. Buyers under the age of 59 are seeking single family, detached homes. Where those over the age of 59 are seeking condos or townhomes.

What condition is your home in? Older buyers are not compromising as much as younger buyers. This can be impacted right now though since it is a seller's market here in Snohomish County and there are not enough homes available for all the buyer's that are looking to purchase a home now.
Depending on the area of your home, different features are more highly valued. For instance, many neighborhoods have an abundance of mountain views and others have water views. The home that has both mountain and water views will be able to fetch a higher price.
Location becomes a factor for those who are commuting to work. Buyers who commute along I-5 to get to work, want easy access to the freeway. Buyers who do not commute along I-5 will not consider access to the freeway.
